Koteshwor is the eastern gateway of Kathmandu, where the Ring Road meets the Araniko Highway and the Bhaktapur-bound traffic begins. It is the densest apartment market close to our workshop: multi-storey blocks along the Tinkune and Jadibuti stretches, older commercial buildings around the Koteshwor chowk, and residential lanes towards Sano Thimi and the airport side.

Apartment life dictates the furniture. Typical Koteshwor flats run 700 to 1,100 sq ft with two bedrooms around 10x12 ft, a living-dining combined space, and a builder-fitted kitchen that owners usually want upgraded. Ceiling heights are consistent at around 9 ft, which makes floor-to-ceiling wardrobes straightforward, and every block has a lift — but lifts here are small, so we check the cabin depth before promising a one-piece delivery.

The other Koteshwor pattern is renovation rather than first furnishing. Owners of ten and fifteen year old flats replace tired plywood wardrobes and swollen kitchen cabinets, and want to know honestly which materials survive the humidity. Our standard answer for Koteshwor kitchens is marine-grade ply carcasses with laminate fronts rather than MDF, because the monsoon moisture load in these blocks visibly swells MDF edges within two or three seasons.
